What should an exterior report state?
Ask which opening or drainage path was inspected and whether the cause remains uncertain. Clarify who would repair that path, because interior drying cannot substitute for correcting continuing entry.
What is known about the ceiling interior?
Only on-site assessment can identify affected layers. EPA warns that flooded cavities should not be sealed until dry inside; in a smaller rain intrusion, that flood-language supports a question about documented moisture, not a conclusion about this cavity.
Stay away from the affected area, do not touch electrical switches, outlets or appliances near water, and call a professional. If anyone is in danger, leave the area and call 911.
Does a flood map prove a roof leak?
No. FEMA's address search concerns mapped flood hazard, not a roof assembly. The insurer applies actual contract wording to established facts; the insurance guide cannot promise coverage. Cost examples are not roof bids.
Calls go to voicemail, not a live provider. Messages are recorded and transcribed after the greeting. You can email us instead.
