How is the drain hypothesis tested by a professional?
Request the actual observation, not a repair recommendation based only on a photograph. Ask what the plumber will correct and whether restoration of adjacent finishes belongs to another scope. Do not dismantle the tub surround for documentation.
What does a material proposal explain?
A qualified assessor can distinguish wall finish, framing-side material and flooring observations. EPA's flooded-home guidance says absorbent materials that cannot be cleaned and dried should be discarded; it is not a blanket order to remove every damp finish here.
Stay away from the affected area, do not touch electrical switches, outlets or appliances near water, and call a professional. If anyone is in danger, leave the area and call 911.
Who determines insurance treatment?
Take the assessed cause and timeline to your own insurer. The policy guide helps with questions but does not determine payment. A calculator amount is not a tub repair quote.
Calls go to voicemail, not a live provider. Messages are recorded and transcribed after the greeting. You can email us instead.
